Welcome to JK Plumbing — your local San Francisco Bay Area plumbing contractor since 2007. No job is too big or too dirty. We’re a family-owned, owner-operated crew based at 1008 Edwards Road in Burlingame, working across San Francisco, the entire San Mateo County Peninsula, and parts of the East Bay and South Bay. Whether it’s a routine water heater install, a clogged main, a full lateral sewer line replacement under your sidewalk, or a 2 AM emergency, our licensed technicians do the job right the first time. CA License #1080266, held continuously since 2007.
JK Plumbing has been working on Bay Area homes and businesses for almost two decades. We know the plumbing quirks of older SF Victorians and Edwardians — original galvanized supply lines, lead-jointed cast-iron drains, clay sewer laterals that need replacement after 70+ years in shifting soil. On the Peninsula, we work on everything from Hillsborough estates with complex multi-zone hot water systems to mid-century San Mateo and Burlingame homes where copper repipes are due. Our trucks are regularly out in Burlingame, Millbrae, San Mateo, Palo Alto, Redwood City, Daly City, and across San Francisco — Sunset, Richmond, Noe Valley, Bernal Heights, Mission, and beyond.

Tank, tankless, and heat pump (HPWH) systems. We service every major brand: Rheem, A.O. Smith, Bradford White, Navien, Rinnai. If your unit is more than 10 years old and you're starting to hear popping or losing hot water mid-shower, that's the conversation.
Many SF and San Mateo County homes still have original clay or cast-iron laterals from the 1920s–1950s. We do trenchless (pipe bursting and CIPP lining) where the soil and grade allow it, and open-cut where it doesn't. We pull the SF DPW lateral compliance permits ourselves.
Full plumbing rough-in for bathroom remodels, including curbless walk-in conversions for aging-in-place clients.
High-pressure jetting for grease-clogged restaurant lines, root intrusion, and heavy commercial mains. Different job than a snake; different price; we'll tell you up front which one you actually need.
California's electrification push has made HPWH the default replacement for a lot of homes. We do BayREN and PG&E rebate-eligible installs.
Slab leaks, hidden pinhole leaks, and pressure-loss diagnostics using acoustic and thermal tools before we open any wall.
Every tech on our crew works under CA Contractor’s License #1080266, held continuously since 2007. We’re certified plumbers, not handymen with a snake. Verifiable on the CSLB website before we touch a pipe.
No “between 8 and 5” all-day waits. We commit to a 2-hour window and text you when the truck is on the way. If we’ll be late, you’ll hear from us first.
You see the price in writing before any work starts. No surprise add-ons. If conditions change once we open a wall common with old SF Victorian re-pipes we stop, explain, and you decide. No hidden costs.
A licensed master plumber owns the company and still runs the truck. Almost two decades serving San Francisco, the Peninsula, and parts of the East Bay and South Bay.
After-hours plumbing service Monday through Saturday for burst pipes, sewage backups, no hot water, and gas smells. Closed Sundays for non-emergency work.
Standing policy, not a one-week promo. Our way of giving back to those who serve.
Call (415) 359-4588 — a licensed plumber picks up, not a dispatcher reading from a script. We ask enough questions to know whether it’s a tonight problem or a this-week problem.
We arrive in your 2-hour window with a text when we’re on the way. We diagnose on-site, walk you through what’s going on, and put the price in writing before any work begins.
Whether it’s a $180 disposal swap or a $14,000 sewer lateral, we don’t cut corners we’ll come back to fix in six months. Permits pulled where required. Workmanship guaranteed.
Yes. California requires anyone performing plumbing work over $500 to hold a C-36 Plumbing Contractor’s license issued by the Contractors State License Board (CSLB). Every JK Plumbing technician works under our active CA License #1080266, held continuously since 2007. A license guarantees code-compliant work, insurance coverage, and a clear recourse path if something goes wrong. Verify any plumber’s CSLB number before they start work.
Yes — we run a 24 hour plumber service in San Francisco and the Peninsula, Monday through Saturday. Burst pipes, sewage backups, no hot water, gas smell, slab leaks — call (415) 359-4588 and we’ll dispatch. We’re closed Sundays for non-emergency work.
Yes. CA Contractor’s License #1080266 since 2007, plus general liability and workers’ compensation insurance. We send certificates of insurance to any HOA, property manager, or commercial client that requests one before a job.
Realistic 2026 Bay Area ranges: a simple drain snake or disposal swap runs $180–$400. A standard 50-gallon water heater replacement is typically $2,800–$4,500 installed; tankless and heat pump units cost more. Lateral sewer line replacement starts around $6,000 for short trenchless lining jobs and can exceed $20,000 for full open-cut work with sidewalk restoration and permit fees. We give written quotes before any work starts.
Sanitary drainage (carries wastewater out), stormwater drainage (channels rain away from the property), and potable water (delivers clean water to fixtures). JK Plumbing services all three across residential and commercial properties in the SF Bay Area.
Persistently slow drains, gurgling or hammering pipes, water stains on walls or ceilings, inconsistent water pressure, recurring clogs, sudden spikes in your water bill, or sewer gas smell inside the house. Any one is worth a call. Two or more usually means there’s an underlying issue — partial sewer lateral collapse, a slab leak, or a failing water heater — that gets cheaper to fix the earlier you catch it.
Once a year for residential maintenance plumbing services. Commercial properties with grease traps, backflow devices, or heavy fixture use need quarterly or semi-annual visits. Annual maintenance catches sediment in water heaters, early root intrusion in sewer laterals, and slowly failing pressure regulators before they become weekend emergencies.
Yes. We handle shower plumbing service — leaking valves, pressure-balanced valve replacements, shower head and trim upgrades, and full plumbing rough-ins for bathroom remodels including curbless walk-in shower conversions for aging-in-place clients.
Yes. Plumbing for business is a core part of what we do — restaurants, hotels, hospitals, nursing homes, shelters, multi-tenant residential, office buildings, and city/government accounts across the SF Bay Area. Backflow testing, grease traps, code-compliant repairs, and new construction.
Hydro jetting uses high-pressure water — 3,000 to 4,000 PSI — to blast through stubborn clogs and scour the entire pipe wall. Unlike a snake, which punches a hole through a blockage and leaves the buildup behind, hydro jetting completely removes grease, mineral scale, tree roots, and accumulated sludge.
Turn off every faucet and water-using appliance, write down your water meter reading, wait two hours without using water, and read it again. If the number moved, you have a leak. Also look for water stains on ceilings and walls, musty odors, warped flooring, and mold around fixtures. For toilets, drop food coloring in the tank — if color shows up in the bowl without flushing, the flapper is leaking.
Watch for unusually wet or unusually green patches in your yard, an unexplained water bill spike, or reduced water pressure house-wide. Check your water meter when no water is running — if it’s still moving, water is escaping somewhere. Professional plumbers use acoustic listening devices and tracer gas to pinpoint underground leaks without unnecessary digging.
Most water heater repairs require a licensed plumber due to gas line, electrical, and high-pressure water hazards. Common professional repairs include replacing the thermostat, heating elements, T&P safety relief valve, gas control valve, or anode rod. If the tank itself is leaking, it needs replacement. For no hot water, check whether the pilot is out (gas units) or the breaker has tripped (electric). Annual flushing prevents most premature failures.
Most policies cover sudden and accidental damage — a burst pipe, a ruptured water heater tank, an overflowing fixture. They typically do not cover gradual damage from neglected maintenance or backflow from a municipal sewer. Insurance generally pays to repair the resulting water damage but not the plumbing repair itself. Keep maintenance records — insurers can deny claims if they conclude damage came from neglect.
Shut off the water at the affected fixture first; if you can’t, shut off the main water valve at the street. For a gas smell, leave the building and call PG&E (1-800-743-5000) before you call us. Then call JK Plumbing at (415) 359-4588. We answer 24 hours Monday through Saturday with on-call techs covering San Francisco, the Peninsula, and the East Bay.
